Designed for The Related Companies, Armory Place is located on the former site of the 14th Street Armory between Sixth and Seventh Avenues, the new mixed-use residential project features 62 family residences for NYU faculty, 218 residential apartments, and YMCA facilities consisting of a pool, gymnasium, offices and support space. The mix of apartment units in the rental portion of the building largely consists of studio, one and two bedroom apartments. The project is currently in the construction document phase of development.

Our unique challenge was to respect the scale and quality of both the residential tree-lined Chelsea neighborhood on 15th Street and the commercial characteristics of 14th Street. Our project successfully synthesizes both.

The NYU Faculty Residences, YMCA and Residential Tower are a significant addition to the urban fabric. The explicit intention of the project is to create a use and image for the building that will capitalize on the recent commercial and residential revitalization of 14th Street corridor in the vicinity of Union Square.

Given the importance of the site and its potential impact on the surrounding neighborhoods, a number of community and public interest groups were involved in reviewing the project throughout its planning and design phase.

To mediate between the two distinct contexts presented by 14th and 15th Streets, our approach was to locate the faculty residences and apartment units on the 15th Street side of the project, fronting the YMCA on the 14th Street side of the site. Although different vertical circulation systems serve each residential use, both the faculty housing and rental tower are entered from 15th Street.
